Consulting

 Consulting: Provides forensic evaluation, specifications, and advice about how to achieve an       owner’s expectations and cost consulting for a given condition. This service is primarily directed toward Owners, Architects, Landscape Architects, Engineers and Construction Management firms. We work with the design firm to establish the most cost effective, and aesthetically pleasing system to utilize for a given service life that complies with ADA guidelines. The design firm of record is provided a project specific specification guide or recommended adjustments to be integrated into their specification. A sample of the finished product can be produced prior to bidding.

We then recommend qualified firms who can bid on the specialty work and we guarantee budget pricing for the project with our construction division. This avoids any unnecessary value engineering decisions, which may affect the architectural integrity of the original design.

Three Bala Plaza: Winter Decorative Concrete Placement

The formwork for the decorative concrete overlay was carefully placed over existing construction joints in the existing concrete substrate. Care was taken to fill all breaches in the waterproofing membrane placed over the existing concrete and penetrations were repaired as they occurred. The membrane serves as a bond breaker to avoid preexisting cracks in the substrate from migrating through to the new topping. Toppings placed with out a waterproofing membrane would normally have a polyethylene sheet bond breaker.

Three Bala Plaza: Substrate Concrete Preparation

 Prior to placing the decorative concrete overlay and after demolition of the tile veneer all surfaces were leveled. Some elevation adjustments were required for positive surface water shedding and also to meet ADA slopes and cross slope requirements. Spot elevations at 10’ intervals were established and a grid created to accomplish the compound slopes to a center drain and then from the ridge to outer edges of the slab to drain at an exit ramp or planter area.

Stenciled and Textured Concrete Overlay

Construction Techniques:

            Construction joints were laid out to coincide with existing expansion and contraction joints in the sub slab. Control joints were held to 2 ˝ times the thickness of the overlay in feet or approximately 5’ on center. Sheets of wire mesh reinforcing were supported in the slab on rebar supports at approximately the mid section of the slab overlay. Small pours, minimal concrete mix water and detailed formwork layout ensured quality and minimized curling.
